Carriage House Condo Information

MAKING RESERVATIONS:

All annual maintenance assessments are due upon receipt and are delinquent on February 1. Reservation requests more than 90 days in advance must be submitted in writing. Reservations requests for the next calendar year must also be submitted in writing and include an estimated prepayment of the annual maintenance assessment for the occupancy year.

WEEKLY STAYS:

Reservations may be made as far in advance as 12 months prior to arrival by owners for their owned room type and season, using their current vacation week, excluding carryover time. Reservation requests must be in writing via mail, fax or email.

CARRYOVER TIME:

Vacation time may be carried over into the next year if the Annual Maintenance Assessment is paid in full by the end of the year. Annual maintenance assessments for the previous and the current year must be paid in full in order to make reservations.

• Carryover time is only available January – August. It is not available September – December.Carryover time cannot be split.

• Carryover time cannot be used with any exchange company.

• Carryover time cannot be booked more than 90 days in advance.

SPLIT WEEKS:

Effective January 1, 1999, a week may be split into the following combination: 1/6 nights, 2/5 nights, 3/4 nights with only one Saturday night allowed. There will be a personal charge for cleaning and administrative costs added to the second usage period based on the unit type occupied. The following schedule is used and all charges are subject to tax, currently 12%.

RESERVATIONS FOR SPLIT WEEK STAYS MAY ONLY BE MADE 90 DAYS OR LESS PRIOR TO ARRIVAL

and will be confirmed on a space available basis.

EXCHANGES:

Requests for exchanges may be submitted by phone, email, mail or fax. Please provide your Carriage House account number and Exchange Company ID Number for prompt and efficient processing.

HOLIDAY / SPECIAL EVENT: 

If an owner has used a unit during a particular holiday, activity or special event, any subsequent request for the same period shall be subordinate to other owners and may only be requested 30 days or less in advance.

HOLIDAYS RECOGNIZED BY THE CARRIAGE HOUSE:

New Year’s Day, President’s Day, Easter, Memorial Day, Independence Day, Labor Day, Thanksgiving and Christmas.

SEASON / ROOM UPGRADES:

Upgrades may be requested 30 days or less prior to arrival (based upon availability) and are subject to a nightly charge.

CANCELLATIONS / ARRIVALS:

Owners or an owner’s guest must cancel their reservation at least 14 days prior to the confirmed arrival date to reinstate reserved vacation time. In addition, if an owner or owner’s guests does not check-in within 24 hours of the confirmed arrival date, the room will be released and all vacation time reserved will be lost.

CHECK-IN / CHECK-OUT:

Check-in cannot be guaranteed until after 3 p.m. However, if the room is available prior to 3 p.m., early check-in is allowed. Check-out time is 11 a.m. An owner, or guest of an owner, who does not vacate the room by 11 a.m. may be subject to a penalty as provided by the CCandRs.

BRONZE: April 1 – May 31 AND Sep 1 – Dec 31 (EXCLUDING all Holiday Periods)

                            SILVER:  January 1 – December 31 (EXCLUDING all Holiday Periods)  

                            GOLD:    January 1 – December 31 (INCLUDING all Holiday Periods)

NIGHTLY SEASON UPGRADE FEES

(All charges are subject to tax, currently 12%)

BRONZE to SILVER        $20.00 per night

SILVER to GOLD            $20.00 per night

BRONZE to GOLD          $40.00 per night

ALL SPECIAL REQUESTS, SUCH AS NON-SMOKING, VIEW, FLOOR OR ROOM TYPE PREFERENCE 

WILL BE HONORED ON A SPACE AVAILABLE BASIS AND CANNOT BE GUARANTEED.
