Reservation Policies and Procedures


All Annual Maintenance Assessments are due upon receipt and are delinquent on February 1. Reservation requests more than 90 days in advance must be submitted in writing. Reservations requested for the next calendar year must also be submitted in writing and include an estimated prepayment of the Annual Maintenance Assessments for the occupancy year.


Reservations may be made as far in advance as 12 months prior to arrival by owners for their owned room type and season, using their current vacation week, excluding carryover time. Reservation requests must be in writing via mail, fax or email.



Vacation time may be carried over into the next year if the Annual Maintenance Assessments is paid in full by the end of the year. Annual Maintenance Assessments for the previous and the current year must be paid in full in order to make reservations.

  • Carryover time is only available January – August. It is not available September – December. Carryover time cannot be split.

  • Carryover time cannot be booked with any exchange company.

  • Carryover time cannot be booked more than 90 days in advance.


A timeshare week may be split into two stays; however, only one Saturday night stays is allowed. There will be a personal charge for cleaning and administrative costs added to the second usage period based on the unit type occupied. The following schedule applies and all charges are subject to tax, currently 12%.

  • Studio - $25
  • One-Bedroom (Jr Suite) - $30
  • One-Bedroom Master - $35
  • Two-Bedroom - $45

Reservations for split-week stay may only be made 90 days or less prior to arrival and will be confirmed on a space available basis.


Requests for exchanges may be submitted by phone, email, mail or fax. Please provide your Carriage House account number and Exchange Company ID Number for prompt and efficient processing.


If an owner has used a unit during a particular holiday, activity or special event, any subsequent request for the same period shall be subordinate to other owners and may only be requested 30 days or less in advance.


New Year’s Day, President’s Day, Easter, Memorial Day, Independence Day, Labor Day, Thanksgiving and Christmas.


Upgrades may be requested 30 days or less prior to arrival (based upon availability) and are subject to a nightly charge. Please refer to the chart below.


Owners or an owner’s guest must cancel their reservation at least 14 days prior to the confirmed arrival date to reinstate reserved vacation time. In addition, if an owner or owner’s guest does not check-in within 24 hours of the confirmed arrival date, the room will be released and all vacation time reserved will be lost.


Check-in cannot be guaranteed until after 3pm. However, if the room is available prior to 3pm, early check-in is allowed. Check-out time is 11am. An owner, or guest of an owner, who does not vacate the room by 11am may be subject to a penalty as provided by the CC&R's.

Nightly Season Upgrade Charges

Bronze to Silver - $20.00 per night

Bronze to Gold - $40.00 per night

Silver to Gold - $20.00 per night
